The Complete Guide to Buying and Selling Property in Cyprus

A Step-by-Step Overview for Buyers and Sellers

Whether you’re dreaming of a Mediterranean escape or ready to sell your home in the sunshine, navigating the property market in Cyprus doesn’t have to be overwhelming.

As a licensed real estate professional in Cyprus, I’ve created this straightforward guide to help both buyers and sellers understand the process, avoid pitfalls, and close with confidence.

🔑 Thinking of Buying Property in Cyprus?

Cyprus continues to attract buyers from all over the world thanks to its stunning landscapes, welcoming lifestyle, and strong property laws that protect foreign investors. Here’s how the buying process works:

✅ Step-by-Step: Buying in Cyprus

  1. Choose the Right Property
Start by defining your budget and ideal location. Whether you’re looking for a holiday home, permanent residence, or investment, working with a licensed agent (like me!) can help you find the perfect match.
  2. Reserve the Property
Once you’ve found the one, you’ll typically sign a Reservation Agreement and pay a small deposit to take the property off the market.
  3. Legal Checks
An independent lawyer will check the property’s title deeds, building permits, and ensure it’s free from debts or encumbrances. Legal fees vary according to the price of the property, but the fees of an experienced property solicitor are usually about 1%
  4. Sign the Sale & Purchase Agreement (SPA)
Once everything checks out, both parties sign the SPA. This legally binding agreement includes all terms and conditions of the sale.
  5. Apply for a Mortgage (if needed)

If you’re financing your purchase with a loan, now is the time to apply for a mortgage through a Cypriot bank.

Our sales team assists the buyer during the whole process of obtaining a loan.

💡 Tip: Pre-approval can speed up the process and make your offer more attractive to sellers.

  1. Payment & Approvals
If you’re a non-EU buyer, you’ll need permission from the Council of Ministers (a formality in most cases). Payments are made according to the SPA schedule.
  2. Transfer the Title Deeds
After final payment and any necessary approvals, the title deeds are officially transferred at the Land Registry Office.

🏠 Selling Property in Cyprus? Here’s What You Need to Know

Selling your home or investment property in Cyprus can be a smooth experience — especially when you prepare ahead and work with an experienced estate agent.

✅ Step-by-Step: Selling in Cyprus

  1. Get Ready to Sell
Start by having your property valued. Make sure your title deed is available and settle any outstanding bills or taxes. A little home staging goes a long way too!
  2. List with a Licensed Agent
Your agent will help market the property, set a realistic price, and handle all inquiries and viewings.
  3. Accept an Offer
Once you receive a suitable offer, you may sign a Reservation Agreement to hold the property, while the buyer pays a deposit.
  4. Legal Process
Your lawyer prepares or reviews the Sale & Purchase Agreement. The buyer’s lawyer performs due diligence and ensures all documents are in order.
  5. Settle Taxes
You’ll need to clear any Capital Gains Tax (20% on net profit), settle municipal dues, and get tax clearance.
  6. Transfer Ownership
Once the buyer completes payment, the title is transferred at the Land Registry Office — and the sale is complete!

💡 Pro Tip:
You only pay Capital Gains Tax on the profit from the sale, and there are generous exemptions for your main residence.
