- Choose the Right Property
Start by defining your budget and ideal location. Whether you’re looking for a holiday home, permanent residence, or investment, working with a licensed agent (like me!) can help you find the perfect match. - Reserve the Property
Once you’ve found the one, you’ll typically sign a Reservation Agreement and pay a small deposit to take the property off the market. - Legal Checks
An independent lawyer will check the property’s title deeds, building permits, and ensure it’s free from debts or encumbrances. Legal fees vary according to the price of the property, but the fees of an experienced property solicitor are usually about 1% - Sign the Sale & Purchase Agreement (SPA)
Once everything checks out, both parties sign the SPA. This legally binding agreement includes all terms and conditions of the sale. - Apply for a Mortgage (if needed)
If you’re financing your purchase with a loan, now is the time to apply for a mortgage through a Cypriot bank.

You’ll need to clear any Capital Gains Tax (20% on net profit), settle municipal dues, and get tax clearance. - Transfer Ownership
Once the buyer completes payment, the title is transferred at the Land Registry Office — and the sale is complete!
